We really enjoyed our stay at Palm Tree House - thank you Clare for all your advice and restaurant recommendations. The house is very well equipped, spacious and comfortable. I can’t think of anything we wanted that wasn’t there! Lots of local facilities and a very convenient supermarket. The weather was particularly hot and humid- even for those who are used to it - but the pool and the a/c dealt with that. The garden is beautiful. Keiflin and Ira were very helpful. It makes all the difference being met at the airport and having a mid stay clean was great. Many restaurants were closed as it was off season, but there were plenty open to keep us happy. Castaways on the beach was fine but we particularly liked the little beach bar next to it - they do the best rum punch. Miracles round the corner do a great curry goat - other things looked good too. Sheer Rocks was my favourite (after the beach bar!) but also the most expensive. Turners does the best snapper. It will be nice for the area when the hotel over the road is finished. There was only one day when there was much noise and we went to the beach. Thanks again Clare - I hope we will be back

We spent an amazing 10 nights in Antigua staying in a fantastic villa. Palm tree villa was everything we expected and more. The owner made sure everything was catered for and Keflin made sure we had everything we needed, we would definitely use Palm tree villa again if we return to Antigua.

We came to Carebbean to be on the beach. We rented a house with beach pictures... however, no sea view, no beach on the ground despite the pictures showed, whatever the description is!

We adore staying at Palm Tree House. It’s spacious, comfortable, and totally relaxing. The house has everything you need or want, the pool is fabulous and the garden is exotic and tropical. There are four toilets and three bathrooms, which is always a bonus. The laundry room has a washing machine and dryer...very useful! The supermarket is only a short walk away, as are the stunning beaches. Lovely restaurants are close by...you can walk to them...and they offer a great selection of food and drink. The owners are meticulous about ensuring that everything is working smoothly. For us, it really is a home from home....which is why we go there every year.

After a long journey it was great to be picked up and taken to our villa. Waiting for us was a cold drink and rum and Keiflin who showed us around the villa explaining how everything works. The villa is very well maintained with everything you need for a fab holiday. Outside is the jewel in the crown. A fab seating area,fans to keep you cool, great deck and cool pool. You will spend most of your time outside. Lovely tropical garden. The area is five minutes in car to Jolly Harbour where you will find supermarket etc. Also some great restaurants. Here are a few that we enjoyed. Mellinis,Al Porto, Crows Nest. Great live music will get you up on your feet. At the end of the road near house is Miracles. Lovely food. Went twice. Beaches are stunning. We drove along past all of them on first day and decided Ffreyes was the one for us. Dennis’s beach bar and white sand plus pale blue sea equals the perfect day. It is best to hire a car and this is organised by Keiflin who will have it waiting for you on your arrival. Clare is a superb owner who obviously takes a lot of time to ensure you have a great time. She couldn’t have been more helpful. On our last day we were able to stay at villa till late as our flight was a night one. That is such a bonus. All in all it was an amazing holiday in an amazing place. Negatives? We had a couple of little problems but Clare and Keiflin did their best to sort them out. Didn’t spoil a thing. Car wash next to house but noise intermittent and bearable plus we headed our to beach every day. Would recommend this property to anyone looking for a relaxing holiday but with enough nightlife to keep you going.

The villa is very clean and spacious - the Christmas tree was an unexpected treat thank you. The area is ideal, just a ten-minute walk to a good supermarket and Jolly Harbour which was full of great restaurants and bars. We really enjoyed Melini’s (3 meals there) and Miracles just up the road from the villa. We took in a visit to Montserrat and a day sail charter with Red Sails…. really good local guys who were the best cooks and snorkel guides. Must visits are Nelson’s Dockyard (the café near the boats does a bacon roll to die for!) and Half Moon Bay… complete paradise. We have rented villas, cottages, cabins and condos all over the world for the last twenty years or so and understand the risk of not knowing what you’re really going to turn up to. We must admit this time unfortunately we were unlucky. Unknown to us at the time as we arrived in the dark, opposite the villa there is a four storey (126 room) hotel under construction, just a road’s width away. On our first morning we were woken by the noise of pneumatic wrench’s, the site was craning in and erecting the steel frame construction for the hotel, clearly the structure was around 50% complete. We were unable to have a conversation outside at the table or in the pool area, so having pool days was definitely off the cards. The site has been ongoing for around 2 years. Thankfully for us we had to only endure the noise for a week before they stopped for the holidays. This is something to take into account for the future - as the construction progresses there will be more activity. The construction traffic using the access road past the villa is breaking up the surface of the road and when raining it is very muddy. We had problems with the AC which broke down at the end of our first week. AC engineers came out twice but this was unable to be fixed so for the majority of the rest of our stay we had no AC. Adjacent to the villa there is also what looks like a car washing/valet business which uses a noisy petrol power washer… 7 days a week. Overall we enjoyed our stay in this area of Antigua - the villa itself was lovely, it’s just a shame that we weren’t made aware of the issues mentioned above.

We loved this villa in Antigua. Every little detail was thought of and noted by us. From the free airport transfer there AND back (Ira the taxi driver is lovely), to the welcome pack in the fridge on arrival, it was all greatly appreciated. The bed linen is high quality, plenty of towels provided and the little local soaps in the bathroom are a lovely touch. We stayed for two weeks and had a complimentary clean mid way which was great. The cleaner keiflin is thorough and didn’t impose, we found the service provided by those running Palm Tree house professional and efficient. It is evident that the owner Clare treats the property like a home from home, with books to read and well equipped kitchen and we loved this. We will definitely be returning and can’t recommend this villa enough. See you next year!

Had a lovely, quiet, fortnight at Palm Tree House. Thank you to Clare for being a great owner, fab communication and help/advice. Housekeeper Keiflin was a great help too and we couldn't have asked for better service. The villa is very comfortable with all the things you would need. For would be holiday makers, the end of August, beginning of September is very quiet on the island as its the edge of close season so beware. The upside is the beaches are really really quiet and you can get a table in the restaurants (though some have closed by this time).

Our family of 5 enjoyed a lovely two week stay in Palm View Villa. We were met at the airport by Ira, our complimentary driver provided by Clare, who was very friendly and professional. We arrived to a clean villa, with a fridge of soft drinks, bottled water and cold beer as part of the welcome package provided by Clare. The cleaner Keiflin was also on hand to show us around the villa and to explain various functions such as operating the AC system, and to answer any questions we had. The villa itself is spacious, (3 bedrooms, one with large King the other two with twin) with a light and airy feel, and is well equipped with everything you will need throughout your stay. The pool and grounds are well maintained with a mature garden and contribute to the pleasant atmosphere of the place. This is the second time we have stayed at this villa, and would return again without hesitation.

We spent the last 3 weeks of July staying in this wonderful holiday home. The house is fully air conditioned and has 3 very comfortable bedrooms. The kitchen is very well equipped and contains everything needed for self catering: with a large fridge freezer, cooker and dish washer. The inside accommodation is comfortable, with 2 settees and an armchair; not that we spent much time indoors! Outside is fabulous and the pictures are representative of what is present. However, the large outside dining area is under cover (useful in heavy showers!) and would be brilliant for larger groups. I have noted some previous negative reviews and can only say, for us, mosquitoes were a minor nuisance when taking sensible precautions and I couldn’t understand why there was any criticism of house keeping arrangements which worked perfectly for us. The house was immaculate when we arrived, airport transfer arrangements went smoothly and email liaison with the owner, Clare, was speedy and very informative. She could not have been more helpful. There was some noise from building opposite and car washing next door but this was intermittent and could have happened anywhere. We were able to use Clare’s advice for places to eat and visit and also were able to use Jolly Harbour as a base to explore the rest of the island. We did a circumnavigation in an organised boat trip and (much more expensively but well worth it) chartered our own yacht. This persuaded us that the West side of the island was best. A number of Atlantic beaches are plagued by Sargasso seaweed with some hotels being forced to close so this side of the island was best. This late in the holiday meant some restaurants were beginning to close for the hurricane season but we had the unexpected advantage of deserted beaches and (almost) perfect weather. There was a welcome breeze and some showers. Our favourite restaurants and beaches were Jacqui O’s and Dennis’s, the former being more expensive but with excellent food and service and great beach pods for lazing in and drinking cocktails by the sea. In Jolly Harbour Basillico and The Crows nest were well worth a visit. Again the former being more expensive but you get what you pay for. We would thoroughly recommend a stay here and would like to take the opportunity to extend our thanks to Clare and the housekeeper, Keeflin. Ric Harrison
